Design - Build

From our experience, and in speaking with our industry leading experts and fellow architects we believe the story is as old as time; "The project you designed is out of budget". This happens at least 95% of the time when a client starts and finishes design / permit-ready plans without having selected and incorporated their contractor into the design planning process. 

Architects can't fully confirm the costs to build and often times there are many additional elements not yet hammered out on plans that are necessary to build your project. 

For us, the earlier we are engaged in the Design and pre-construction planning process the more accurate your project can be. We are able to better explore the realities of building costs, as well as expedite timing for start of construction as we are able to preemptively plan and estimate your project before the permit is issued. This ultimately helps avoid in-field errors or issues that would otherwise arise (plan busts) and of course, the feeling that you can't afford the plans you have. 

Without a full Design - Build team, you will not have "build-ready" plans and scope of work to proceed successfully in the construction phase. A permit set of plans from an architect will almost always lack necessary information to complete the build. 

The more pre-construction planning and details that can be worked out prior to permit approval allows for a faster and more efficient build. We will work with your architect and you to confirm materials, design details and dive deeper into engineering, building materials and strategy.

We work in a few different ways and no one way is better than the other, it truly depends on where you are in the process and what your intended scope of work and project looks like. 

Already have an Architect and in the design planning process? Excellent. 

We work with any and all architects and love meeting new ones! In this case we would have a few meetings with you architects team, learn their process if we are not already familiar and begin reviewing plans and offering assistance based on project needs to help get everyone to the point of design-build handoff.

Don't have an Architect? No problem.

We will explore your project needs and scope and introduce you to our pool of architectural firms to choose the right one for you and your project goals. We will engage all engineering and third-party professionals required for your project and ensure communication, scope and timeline is proceeding.  

We do have in-house architect designers available for schematic planning, interior elevations and design, this is used when an architect does build plans only. This way we are able to offer the necessary additional design planning elements to ensure accuracy in scope of work and client expectations. 

We also work directly with clients and their architect team throughout the design selection process; some architect firms assist in this while many do not. Either way we are a part of the process, helping in pricing, design ideas and ensuring it is all managed in an organized way to keep your project moving through the design - build  process in a thoughtful way.
